Art. 1 – Liability for damage

Upon delivery of the keys to the accommodation, the tenant undertakes to return the property in the same condition in which it was received. In the event of damage to the accommodation, furnishings or equipment, the tenant shall be required to compensate the landlord for the amount of the damage, which shall be quantified according to its severity and extent.

Art.2 – Check-in, deposit and cancellation of the booking

Check-in is scheduled for the first day of stay from 3:00 p.m. to 6:00 p.m. If the tenant does not collect the keys by the agreed date, unless otherwise agreed between the parties, the contract shall be deemed terminated and the landlord shall be entitled to retain the deposit paid as partial compensation for the damage.

In the event of cancellation of the booking, the deposit will not be refunded if the cancellation is not communicated in writing no later than 40 days before the scheduled check-in date. The deposit retained will be considered compensation for the non-use of the accommodation.

Art.3 – Check-out

Check-out is set for the last day of stay by 10:00 a.m. By this time, the tenant must leave the keys and the flat. The accommodation must be left tidy, without obvious damage and with the kitchenette in a normal state of cleanliness.

Art.4 – Guests and capacity

The number of guests must be declared at the time of booking and must correspond to what is indicated in the booking confirmation. The prices of the stay are those shown on the website and/or on the booking platform used, based on the season and the number of people.

Any additional guests communicated after the booking confirmation, if authorised by the lessor, will result in the immediate application of the rate corresponding to the higher occupancy band for the entire stay, regardless of the remaining duration.

The presence of undeclared and unauthorised guests will result in the application of a penalty of €120.00 per guest, the automatic adjustment of the price to the correct rate as shown on the website and the right of the lessor to immediately terminate the contract without any right to a refund.

Children under the age of 10 stay free of charge only if declared and provided that they do not exceed the maximum capacity or require the addition of extra beds.

Art. 5 – Cleaning, consumption and correct use of facilities

The tenant is required to turn off lights and air conditioners and to turn off the water both at check-out and every time they leave the apartment.

Failure to comply with this obligation will result in a penalty of €80.00 for each individual violation found.

Art.6 – Animals

The introduction of animals into the accommodation unit must be communicated in advance and authorised by the landlord. In the event of unreported animals, a penalty of €80.00 will be applied, without prejudice to compensation for any further damage caused to the accommodation.

Art.7 – Noise, parties and events

It is forbidden to disturb the peace. In particular, it is not permitted to make noise after midnight, regardless of the number of people present in the accommodation.

Parties, events, receptions, gatherings or meetings are strictly prohibited, even if organised exclusively by persons duly registered as guests.

In the event of a breach of this clause, a penalty of €100.00 will be applied for each incident, without prejudice to the lessor's right to immediately terminate the contract, request removal from the accommodation without the right to any refund and obtain compensation for any further damages or penalties.
